Always View in Person
Never rent a property you haven't seen in person. If the lister makes excuses for why you can't view it, walk away.
Never Pay Before Viewing
Legitimate landlords and tenants will never ask for payment before you've seen the property. This includes deposits, booking fees, or "inspection" charges.
Visit During the Day
Schedule property viewings during daylight hours. Bring a friend or family member with you, especially if the property is in an unfamiliar area.
Get Everything in Writing
Ensure you have a written tenancy agreement before paying any deposit. Read all terms carefully and keep copies of all correspondence.

Too-Good-To-Be-True Prices
If the rent is significantly below market rate for the area, it's likely a scam. Scammers use attractive prices to lure victims quickly. Always compare with similar listings in the same neighborhood before getting excited.
Upfront Payments Before Viewing
Never send money for a "booking fee," "deposit," or "inspection charge" before seeing the property. Legitimate transactions happen after viewing and agreement. If someone pressures you to pay quickly, it's a scam.
No Physical Viewing Possible
If the lister claims they're "out of town" or "overseas" and can't arrange a viewing, it's a major red flag. Legitimate tenants and landlords will always facilitate a viewing. They may claim to have a "representative" — verify the representative independently.
Vague or Inconsistent Information
Be wary of listings with very few details, stock photos, or inconsistent information. Cross-check the location, building name, and landlord details. If the story changes every time you ask questions, walk away.
Pressure to Act Fast
Scammers create false urgency — "many people are interested," "only available today," "someone else is about to pay." Take your time. A legitimate property will still be available tomorrow.
How to Verify a Listing
Visit the Property
Always visit the physical property before committing. Check that the address matches the listing, the photos are accurate, and the property is actually available. Ask to see the exact unit you'd be renting.
Talk to the Caretaker & Landlord
Speak directly with the caretaker or landlord — not just the listing tenant. Confirm the tenancy terms, deposit amount, and any additional charges like parking, garbage collection, or security fees.
Check the Neighborhood
Visit the area at different times of day. Check for accessibility, security, noise levels, nearby amenities (shops, hospitals, matatu stops), and the general atmosphere. Talk to neighbors if possible.
